Home sales outpacing last four years

Existing single family homes are selling at a fever pitch.

RENO, Nev. – The Reno/Sparks Association of REALTORS (RSAR) on Thursday released its 2017 second quarter and June 2017 report on existing home sales in Washoe County, including median sales price and number of home sales in the region.

"Year-to-date sales in 2017 have outpaced the prior four years," said John Graham, 2017 RSAR president and a Realtor with RE/MAX Premier Properties. "With new pending sales strong in May and June, we anticipate that unit sales will sustain this trend for the next couple months."

In the second quarter of 2017, the report showed Washoe County had 1,930 sales of existing single-family homes; with a 5 percent increase from last year and a 47 percent increase from the previous quarter.

The report listed the median sales price for an existing single family residence in Washoe County in the 2017 second quarter at $330,635; an increase of 8 percent from last year and a 5 percent increase from the first quarter of 2017.

All sales numbers are for existing "stick built single family dwellings" only and do not include condominium, townhome, manufactured, modular or newly constructed homes.

The median sales price of existing condominium/townhomes in Washoe County in the second quarter of 2017 was $166,000; a decrease of 5 percent from a year ago.

During June 2017, the report showed Washoe County had 736 sales of existing single-family homes; an increase of 8 percent from May 2017 and an increase of 11 percent from June 2016. The report listed the median sales price for an existing single family residence in Washoe County in June 2017 at $340,000; a 9 percent increase from last year and 2 percent increase from the previous month.

The median sales price of existing condominium/townhomes in Washoe County in June 2017 was $165,000; a decrease of 13 percent from last year.

In Reno, including North Valleys,  the 2017 second quarter had 1,293 sales of existing single family homes; an increase of 6 percent from last year and a 51 percent increase from the first quarter of 2017. The median sales price in Reno for an existing single family residence in the second quarter of 2017 was $350,355; an increase of 9 percent from last year and a 7 percent increase from the previous quarter.

The existing condominium/townhome median sales price for the second quarter of 2017 in Reno was $176,250; a decrease of 7 percent from last year.

In June 2017, Reno, including North Valleys, had 502 sales of existing single family homes; an increase of 13 percent from last year and a 11 percent increase from May 2017. The median sales price in Reno for an existing single family residence in June 2017 was $359,450; an increase of 7 percent from June 2016 and a 1 percent increase from the previous month.

The existing condominium/townhome median sales price for June 2017 in Reno was $168,750; a decrease of 15 percent from last year.

Sparks, including Spanish Springs, recorded 637 sales of existing single family homes in 2017's second quarter; an increase of 5 percent from last year and a 41 percent increase from the previous quarter. The Sparks median sales price for an existing single family residence in the second quarter of 2017 was $305,000; an increase of 8 percent from last year and a 6 percent increase from the first quarter of 2017.

The existing condominium/townhome median sales price for 2017's second quarter in Sparks was $155,500; an increase of 20 percent from last year.

For the month of June 2017, Sparks, including Spanish Springs, had 234 sales of existing single family homes; an increase of 8 percent from last year and a 4 percent increase from the previous month. The Sparks median sales price for an existing single family residence in June was $299,900; an increase of 9 percent from last year and a 3 percent decrease from the previous month.

The existing condominium/townhome median sales price for June 2017 in Sparks was $155,000; an increase of 8 percent from last year.

In Fernley, the 2017 second quarter report recorded 180 sales of existing single family homes; with a 21 percent increase from the same time last year and a 73 percent increase from 2017's first quarter. The median sales price in Fernley for an existing single family residence in 2017's second quarter was $219,950; a 16 percent increase from last year and an 8 percent increase from the previous quarter.

The June 2017 report indicated that Fernley had 73 sales of existing single family homes; an increase of 30 percent from last year and a 55 percent increase from the previous month. The median sales price in Fernley for an existing single family residence in June 2017 was $227,100; an increase of 12 percent from June 2016 and a 3 percent decrease from last month.

RSAR obtains its information from the Northern Nevada Regional Multiple Listing Service and includes sales of bank-owned (foreclosure) properties.
