Hot market draws more realty agents

Real estate is booming in northern Nevada, and an influx of new agents is competing in the market.

Robert Sadler, executive officer for the Reno Sparks Association of Realtors, said about 1,800 real estate agents are working in the region that covers Washoe, Story, Lyon and Carson counties.

This compares with about 1,100 to 1,200 agents in the past.

"It hasn't done this before," Sadler said.

Don Braselton, owner of the Northern Nevada Real Estate School, noted there is also an increase in students at his institution.

This year about 250 students will graduate.

Both Sadler and Braselton said the rising number of Realtors results mostly from the slowing economy.

People want to subsidize their income or take a second job.

Another factor is the region's growth, which provides ample opportunity for real estate transactions.

Because northern Nevada is growing rapidly, agents from around the country are migrating to the area.

"The Chamber of Commerce has done a wonderful job of promoting the area," Sadler said.

"They (agents) see Reno is a community that they want to be a part of." How does the glut of agents affect the established professionals in the region? Not much.

Pete Haugh, general manager for RE/MAX Professionals, said the more experienced agents continue to have a strong hold on home sellers.

"It does dilute the pot.

But it is not a catastrophe," Haugh said.

"Most home sellers would want experienced agents anyway." Sadler said it is also difficult for new agents to establish a rapport with customers in the area.

"It takes about three to five years to get into the business," Sadler said.

Since the area continues to grow, there is still a chance of more agents will enter the business.

"I don't see a way it will change," Sadler said.

"It's a good sustainable growth for a while."
