Infrastructure part of project marketing

The way Ken Templeton figures

things, the $6 million or so he's putting

into landscaping, signage and infrastructure

at Mountain View Corporate Center

is part of his marketing campaign.

The office park which is beginning to

take shape along the west side of U.S.

395 just south of Del Monte Lane,

Templeton said last week, marks the first

time a northern Nevada office park has

been created as a fully designed community.

That means everything from architecture

to signage and landscaping at buildings

in the 30-acre project will be coordinated.

"When they see it, they're going to

love it," Templeton said about the clients

he's seeking to buy or lease space in the

project.

But until they see it, the president of

Las Vegas-based Templeton

Development Corp. acknowledged, it's a

tough sale.

"You put it up and take your chances,"

he said of the work that's ongoing this

winter. By next winter, the project's landscaping,

fountains and signage will be in

place.

Not much later, the first building in

Mountain View Corporate Center will

open with Sun West Bank as a key tenant

occupying 7,700 square feet of the

60,000-square-foot building.

A second major tenant in the building

will be Mountain View Executive Suites,

which will provide professional services

and meeting rooms to occupants of about

9,900 square feet.

Grubb & Ellis Nevada Commercial

Group, which is handling the leasing of

the Mountain View Corporate Center,

itself plans to close escrow in January on

a one-acre piece of the center. The real

estate company will build a 12,000-

square-foot office building.

Next door to Grubb & Ellis, Pinecrest

Construction Co. expects to close escrow

next month on a one-acre parcel for

another 12,000-square-foot building.

The next big building in the project

will be under way next spring when a

franchisee for SpringHill Suites by

Marriott closes escrow on a 2.5-acre parcel,

said John Pinjuv of Grubb & Ellis.

The hotel is scheduled for completion

in spring 2004. Pinjuv said the hotel will

target women business travelers and families

traveling on leisure two of the

fastest growing segments of the travel

market.

Interest in leasing and sales at the

project, Pinjuv said, has increased dramatically

since early November. He said

construction of the first building in the

project helped convince the market that

Mountain View Corporate Center is for

real at about the same time that businesses

began regaining the confidence they

lost on Sept. 11, 2001.

Templeton, who also is chairman of

the board of Sun West Bank, said construction

companies which are customers

of the bank got first crack at the

Mountain View work.
