New mini storage units planned for Fairview Drive

DGD Development plans to begin constructing 104,880 square feet of mini space storage buildings on Fairview Drive late this summer.

Mark Rotter, president of Capital Engineering, said the project will be built in two or three phases over the next three years. He said there is no estimated cost of construction.

The project is located near the Saliman Road intersection beside South Carson Mini Storage. John Serpa is one partner in DGD Development.

Rotter presented the project Tuesday afternoon at the Carson City Planning Department's major project review committee.

Carson City Senior Planner Jennifer Pruitt said DGD Development will need both a special-use permit for storing outside until all the phases are complete, and a variance from city code if it wishes to build beside residential.

Rotter said he will apply for a variance because code requires a 20-foot landscape buffer, and for the storage buildings to be set back 50 feet from residential. The lot is zoned for industrial and is north of two housing areas.

Rotter said that requirement "was intended for industrial. With personal storage you're limited to the daytime hours. They have to be closed up at 7 p.m. That 20-foot buffer creates a hard area to maintain, a sort of no man's land."

He said DGD Development prefers not to have to deal with an alley, but they could build the project either way.

The storage units will be of varying size and will be available for lease on a monthly or yearly basis, according to the review report.

As a part of the project, DGD Development agreed to provide a parking area for adjacent office buildings. When Fairview Drive is widened, a portion of the parking spaces for the office buildings will be eliminated.
