Despite slow market, office project planned in south Reno

Office development in the Reno area has been near a standstill for months, but Ray Tuntland thinks the timing is right as he starts an office project in the Meadowood area.

His Tuntland Land & Development will begin work this spring on IronCrest at Mountain View Corporate Centre, a six-building development in the office park. IronCrest is west of the Hale Lane Building, just south of Kietzke Lane and Neil Road.

A spring start would put completion of the first building in late summer or early autumn just about the time that some business forecasters think the U.S. economy will begin to stir from the current slowdown.

On the other hand, Tuntland doesn't want to rush into anything.

"We really want to be measured with this," he says.

Marketing of the project by NAI Alliance will target medical users. Scott Shanks and Dominic Brunetti of NAI Alliance say initial interest has been strong.

IronCrest will total 52,000 to 58,000 square feet, depending on the amount of space purchased by medical users, who need more parking than traditional office users.

The project provides easy access to Highway 395, is close to the executive housing areas of southwest Reno, is near to Meadowood-area amenities such as restaurants and shopping, and is halfway between hospital facilities in South Meadows and downtown, Shanks says.

Adds Tuntland, "This project has been entirely location-driven."

He expects the project to be about half medical, half other office users after it's completed. Spaces as small as 2,844 square feet will be sold or leased.

Lake Construction Inc. of Las Vegas is the general contractor on the project designed by Jawa Studios and engineered by Wood Rogers Inc.
