Extension of Double R opens way for center

Completion of Double R Boulevard from South Meadows to Longley Lane a project to be finished this spring opens the entire Reno Corporate Center project for development.

But the continued slow market for commercial and industrial properties nationally probably means that little building will be completed at the center this year.

Tanamera Commercial Development LLC owns the 209-acre site along Longley Lane southwest from McCarran Boulevard.

Reno Corporate Center is approved for a mix of uses retail and garden offices along Longley, and office, light industrial and warehouse space along Mira Loma Road and the extension of Double R Boulevard.

Along with providing access to the corporate center, the extension of Double R Boulevard will provide an important access to the South Meadows area, said Tanamera's Kreg Rowe.

Double R in South Meadows currently dead-ends just above the International Game Technology plant.

The new road will allow South Meadows traffic to access the McCarran loop and will keep some traffic out of the Highway 395 corridor in south Reno.

While the new road also opens access to much of the Reno Corporate Center, Rowe said he doesn't expect completion of the the boulevard to immediately launch a flurry of construction.

National companies probably will remain cautious about new facilities in northern Nevada until they see signs of an economic upturn.

At the same time, however,Tanamera wants to be prepared to meet tenants' needs quickly when the national economy turns.

"We want to be in a position to have product on the ground," Rowe said.

"We have a lot of faith in this market."

The company hasn't yet begun full-scale marketing of the property, and Rowe said he expects the first significant activity on the property to come in 2004.

In the meantime, he said,Tanamera will work this year on landscaping, water features at entrances and other amenities at the development.

"This is going to look more like a business park you would see in the Bay Area or Los Angeles," Rowe said.
