Builder, developer join forces

Wade Development Co., Inc.

and Lakemont Communities, a subsidiary of Lakemont Homes Nevada, Inc., have combined their northern Nevada operations, and a major mixed-use master planned development in Fernley is on the agenda for the combined company.

Lakemont Homes is one of the region's largest homebuilders, building communities from Dayton to Spanish Springs to the edges of Peavine.

Wade Development, meanwhile, is a large-scale developer of land.

Its holdings include more than 10,000 developable acres in northern Nevada alone - the largest being the 5,000 acres straddling Interstate 80 at Fernley.

The combined new entity for the large Fernley project is owned in equal shares by Ed Johanson, the president of Lakemont Homes, Patty Wade-Snyder, president of Wade Development Company, Inc.

and Joe Wade, CEO of Wade Development Company, Inc.

Wade-Snyder said the decision to combine forces came after the two companies worked together on several projects through the years, starting with small residential subdivisions in 1997 and culminating with a joint venture for development of the Dayton Valley Master Planned Community, a 2,900-acre mixed use project near Dayton in Lyon County.

"The most important thing you can do is to choose your partners very carefully," Wade-Snyder said.

"Our time has come and we are very excited."

With Wade Development's experience in developing large landholdings - its work in Reno includes the 1,400-acre Northgate Master Planned Community in northwest Reno - and Lakemont's experience in homebuilding,Wade-Snyder said that the combined company will provide "cradle to grave" development and construction services including residential, industrial, retail and eventually office.

Lakemont's experience with homebuilding will be particularly important as the newly created company expands plans for the 5,000-acre Nevada Pacific Industrial Park at Fernley.

The revised master plan,Wade-Snyder said, will include residential and commercial areas as well as industrial properties.

Already, Amazon.com, UPS,Trex Co., Quebecor,Honeywell and MSC are among the industrial users within the Fernley property.

The combined company will move in mid-March to a new 12,000-square-foot office building under construction at Mountain View Corporate Centre at Kietzke and Del Monte lanes.

Wade and Lakemont are also combining forces for a large residential community in Wheatland, Calif., and intend to pursue other future development ventures both in northern Nevada and northern California.
