Spanish Springs flex project planned

Construction is scheduled to start next spring on The CrossRoads at Spanish Springs, about 75,000 square feet of industrial flex space in the Spanish Springs Business Center along Pyramid Highway.

Completion is scheduled for the fourth quarter of 2005.

NorWest Builders LLC of Reno is the developer of the project designed by Blakely, Johnson & Ghusn.

The CrossRoads will include a campus of eight buildings.

Twentyeight units will be available for sale or lease; the smallest units are 2,834 square feet.

Leases are tentatively set at $1.29 a square foot.

Sales prices for building shells tentatively are set to range from $122 to $135 a square foot.

Commercial Properties of Nevada is marketing CrossRoads at Spanish Springs.

Deborah Vonarx, broker and owner of Commercial Properties, said the project is fueled by strong demand from business owners who want to take advantage of low interest rates to purchase their own space.

She said, too, the developer expects demand to be strong as the result of rapid population growth in Spanish Springs.

CrossRoads at Spanish Springs will be marketed for uses ranging from light industrial to showroom retail to office space.
