One-to-One Interactive moving to renovated downtown building

Landing a well-known tenant culminates a two-year renovation project at 275 Hill St. in Reno, says Marion Hose of AMH Properties.

One to One Interactive, which recently merged with Twelve Horses, leased the third floor of the building near the Nevada Museum of Art, taking 6,000 square feet of the 16,000-square-foot building. The ground floor offers 3,000 feet of retail space, where the developers hope to lure an upscale sit-down restaurant into 2,200 square feet. The second floor is additional office space.

Having One to One Interactive anchor the building might help lure other well-respected tenants, Marion Hose says.

"In a tough market, signing that lease is the high point of our year. Good energy builds on itself.

"We see it as part of the increased appeal of downtown," she adds. "They realize downtown has changed, and they want to be a part of that. We realized long ago they would be a real center of gravity for the building, and it will be a great fit for them."

One to One Interactive expects to occupy its new office space by January. It is vacating its current offices at Professional Circle in South Meadows.

AMH Properties purchased the late 1950s-era building at Hill Street in November of 2007.

But soon after, the developers were busy on other renovation projects in town, and when their attention swung back to Hill Street the credit markets had dried up and the duo had a difficult time securing financing.

Don Clark of Cathexes redesigned the exterior of the building, while Wikoff Design Studio did the interior design.

The building was remodeled with energy-efficient windows, insulation and operating systems. It also has 22 indoor parking spaces.

Peak Performance Chiropractic leased 700 square feet on the ground floor on Sept. 28.
