TO: Nevada Housing Division; William R. Ward and Adela Valeros Ward
PLEASE TAKE NOTICE THAT, in accordance with the Notice of Lien filed by CH Realty IX-Legacy MHC Reno Lucky Lane LP, the owner of the property located at 127 Lucky Lane, Reno, Nevada 89502, dated on or about July 7, 2023, the manufactured home, mobile home or commercial coach described below will be sold at public auction to satisfy the lien claimed:
Year: 1979 Make: Canyon Crest;
Size: 56 ft. x 24 ft. Serial #: 912162
The lien was claimed to satisfy amounts owed for rent charges incurred by Adela Valeros Ward. The sale will take place on the 4th day of January, 2024, at the hour of 9:00 a.m. at the following location: 127 Lucky Lane, Reno, Nevada 89502.
The lien may be satisfied prior to sale by payment of the following amounts:
$1,364.56 – Amount originally claimed in the Notice of Lien
$5,067.36 – Accrued charges (Describe: Additional Rent)
$500.00 – Costs of sale (Describe: Filing Fees, Publication Costs, Certified Mail & Attorneys’ Fees)
$6,931.92 – TOTAL AMOUNT (*$2,500.00 PRIORITY LIEN)
CH Realty IX-Legacy MHC Reno Lucky Lane LP claims entitlement to payment of any and all additional rent, late charges, costs or expenses accrued or incurred after the date of this Notice, including costs of noticing, advertising or conducting the public auction sale. Bids must be paid by cash or cashier’s check at the time of sale and made payable to CH Realty IX-Legacy MHC Reno Lucky Lane LP. You may contest the validity of the lien by filing a Notice of Opposition in the Justice Court on the form provided by the Justice Court, or you may use any other legal procedure available to you (see NRS 108.350). The procedures for contesting this lien are set forth in NRS 108.350 and NRS 108.355.
