NOTICE IS HEREBY GIVEN that Shannon Wagner and Anthony Daly, Co-Administrators of the Estate of Charles Daly, Jr., (the “Petitioner”) has filed in this Court a Petition for Confirmation of Sale of Real Property (the “Petition”). The Petition was filed with the Court on November 20, 2023. A hearing on the Petition will be held on December 20, 2023 at 1:00 p.m. The hearing will be conducted by conference call only. Any person who wishes to be heard on this matter shall obtain the public dial-in number and meeting ID by visiting

NOTICE IS FURTHER GIVEN that Petitioner will sell at a private sale to the highest bidder upon the terms and conditions hereinafter mentioned and subject to confirmation by the above-entitled Court, all right, title, and interest of the Estate of Decedent, Charles Daly, Jr., in and to the real property located at 5587 Sidehill Drive, Sun Valley, Nevada 89433 – APN: 085- 203-19, more particularly described as follows:
Beginning at the center of the Southwest ¼
of Section 18, Township 20 North; Range 20
East, M.D.B.&M. Thence South 0°14’43”
West 263.56 feet along the North South
Center Line of the Southwest ¼ of said
Section 18. Thence South 89°34’21” West
131.12 feet to the true point of beginning.
Thence South 89°34’21” West 101.12 feet,
thence North 0°16’56” East 132.84 feet;
thence North 89°35’07” East 101.08 feet;
thence South 0°15’53” West, 132.81 feet to
point of beginning, which includes a 20’
easement along the southerly boundary for
roadway and water well purposes.
All persons interested in the Estate are notified to appear and show cause why the Petition should not be approved.
The property will be sold “as is” subject to current taxes, and any covenants, conditions, restrictions, reservations, rights, and rights-of-way easements of record. Buyers to arrange their own financing; sale to be cash to the estate; all offers are subject to Court confirmation; possession will be delivered to Buyer at close of escrow; and the undersigned reserves the right to reject any and all offers or bids. Bids must be at least Five Thousand Dollars ($5,000.00) greater than the current offer of ONE HUNDRED SEVENTY TWO THOUSAND FIVE HUNDRED DOLLARS & N0/100 ($172,500.00).
