Carson home sales, prices rise in February

According to data released by Sierra Nevada Realtors, Carson City saw a significant bump in February in home sales and median price of homes.

Carson City had 48 sales of existing single-family homes for the month, a 54.8 percent increase from the previous month and an increase of 60 percent from the same period last year.

The median sales price for an existing single-family residence was $547,475, an increase of 9.5 percent from the previous month and an increase of 10.8 percent from the previous year.

The existing condominium/townhome median sales price in February in the capital city was $285,000, an increase of 26.7 percent from last year.

“As we head into the spring season, we expect to see home prices temporarily rise as it becomes easier for sellers to do home tours and as buyers feel more eager to see homes in person,” said SNR President Robert Bartshe. “With talk of interest rates coming down as well, it’s not surprising to see more interest in the Northern Nevada housing market.”

Washoe County (excluding Incline Village)

In February, Washoe County, excluding the area of Incline Village, saw 343 new listings and 298 closed sales. The median sales price for an existing single-family residence in Washoe County was $549,950, an increase of 2.8 percent from the previous month and an increase of 6.8 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in February was $335,000, up 11.2 percent from last year.

Lyon County (Includes manufactured and single-family residences)

In February, Lyon County had 80 sales of existing single-family homes and manufactured properties, an increase of 9.6 percent from the previous month and a decrease of 2.4 percent from last year. The median sales price for existing manufactured and single-family residences were $376,000, an increase of 0.3 percent from last month and an increase of 0.3 percent from the previous year.

Churchill County

In February, Churchill County had 18 sales of existing single-family homes, a decrease of 10 percent from the previous month and a decrease of 18.2 percent from last year. The median sales price for an existing single-family residence was $322,250, down 13.1 percent from the previous month and down 0.5 percent from last year.

Storey County

In February, Storey County had 3 sales of existing single-family homes, down 40 percent from the previous month and down 50 percent from last year. The median sales price for an existing single-family residence was $485,000, a decrease of 4.9 percent from the previous month and an increase of 10.9 percent from last year.

Douglas County

In February, Douglas County had 41 sales of existing single-family homes, a decrease of 2.4 percent from the previous month and an increase of 41.4 percent from last year. The median sales price for an existing single-family residence was $744,900, a decrease of 1 precent from the previous month and an increase of 38.6 percent from last year, according to SNR statistics updated March 3.
